What you need, and when.

If you rent out a home with gas, every gas appliance needs a safety check every 12 months by a Gas Safe registered engineer. You keep the record, and your tenants get a copy. It's often called a CP12, after the old form.

We check the boiler and any other gas appliances, then give you the certificate. If anything isn't safe, we tell you what needs doing and what it costs.

What's covered.

Every gas appliance and flue you provide for the tenant: the boiler, a gas cooker or hob, and a gas fire. Appliances the tenant owns aren't part of your certificate, but the pipework that serves them is. Tell us what's in the property when you book, so we can give you the full price up front.

What it costs.

One boiler: a safety check (£174) plus £36 for the certificate, so £210 in all. Each extra appliance adds to it: +£54 for a gas cooker and +£150 for a gas fire, which needs more checks on the ventilation, flue and pressure.
